Job Description

WHAT WOULD YOU BE IN CHARGE OF? 🚀

In order to offer as many opportunities as possible to these new urbanites, Colonies aims to develop its portfolio of residences in operation on a large scale. Faster to set up, apartments and houses are a real growth driver for Colonies, which has made the strategic choice to focus part of its development on this new type of asset.

As part of the Development Team, your mission is to lead new co-living residences (apartments / houses) on the German market - piloting projects from the sourcing phase until their opening.

You lead the progress of projects in interface with our partners (e.g., real estate agents, investors, architects, brokers, lawyers) and will play a real role of “conductor” by coordinating the various internal teams of Colonies (architecture , construction, operations, etc.).

WHAT WOULD YOUR MAIN MISSIONS BE? 💼

You are responsible for the opening of new residences, in particular by contributing to the following activities:

  • Sourcing: you continuously analyze the real estate market and collect as much information as possible to identify new opportunities by relying on online ad sites, using your own network (e.g., agents, investors, developers, town halls). As soon as you identify an opportunity, you go there to visit and confirm your intuition.

  • Feasibility: you define the necessary adaptations to the Colonies product and work with our internal Architecture team on the plans for the future residence. You carry out the financial modeling of the project, you coordinate the relationship with the investor, the architect...

  • Contractualization: you make sure to secure Colonies’ position. You are responsible for negotiating letters of offer, leases or management contracts, promises and deeds of sale in order to guarantee the interests of Colonies.

  • Execution follow-up: you are responsible for the delivery of the project in accordance with the financial and calendar objectives, you follow the sites with our Project Manager and resolve any contingencies.

  • Pre-opening: you prepare the launch of new residences in coordination with the Operations team (e.g., monitoring pricing, support for marketing, photo shooting).

Your skills 🛠

  • Passionate about real estate, you ideally already have a first experience in this sector on a professional or personal basis and have a real appetite for real estate hunting!
  • Endowed with excellent interpersonal skills, you know how to build a network quickly and you are ready to step out of your comfort zone to actively contribute to the success of Colonies!
  • You are analytical, result oriented and master the financial, accounting and tax issues of real estate.
  • On a daily basis, you pay attention to the smallest details and show great rigor in your work.
